Signs Your Commercial Roof Needs Repair


The roof of any building is a very important part of the structure to maintain. It needs to be maintained properly in order to keep functioning properly. If you are the sole operator in a commercial building you may be wondering exactly what you should have inspected. You should have a contractor come in and perform an overall inspection of the roof each year, but you should also keep your eyes open for other problems throughout the year. Here are a few different things that you should watch for in your commercial roof inspections that might mean your roof needs repairing.

Energy Bills

One of the biggest signs that you need a new roof, or at least need your roof repaired, is climbing energy bills. Often if a roof starts to fail, it can leave gaps in the insulation and this can cause your energy bills to climb. Of course this can be due to a heating system error, but it is also very possible that your heating system has to work extra hard because your roof is simply not energy efficient anymore. If you have seen your energy bills climb over the past few months, then it is time to have a technician look at your roof.


Be sure that you step outside when it is raining to take a look at the spouts. You should see a lot of water being transported off the roof from your spouts. If you do not see a lot of water coming from your spouts, then you have a clogged gutter, and that water may be pooling on your roof. This can cause a great deal of damage. The longer the water is able to sit on the roof the more damage that it can do. Have your gutters cleaned out, and if need be repaired or replaced.


Every month or so step onto your roof and do a quick look around. If you see any bubbles or standing water then it is time to have your roof looked at. Bubbles are especially concerning because it means that your roof is allowing water to puddle under the roofing materials and it is starting to cause bubbling. Along with the bubbles you may notice that you have a problem with moisture in your building. These are signs that you need to have the roof repaired and the longer you wait the more damage that can be done.
